The dream house was in the Costa del Sol

Asking prices are rising strongly in Marbella
nov 4, 2021 | Five of the top ten municipalities where prices have risen the most since the pandemic started are located on the Andalusian coast, reveals research from the Idealista property portal.

Idealista compared asking prices in September 2021 to the same month of 2019, to get a pre-pandemic benchmark. The research revealed that coastal municipalities in Andalusia have seen some of the biggest asking price increases in Spain, perhaps because of the influence of the pandemic on
supply and demand.

Asking prices have risen the most in the Las Salinas district of Roquetas de Mar in Almeria province, up by 46% compared to 2019, making it Spain’s leading hotspot for Covid pricing. Marbella has three districts in the top ten, with prices in Nagüeles up 41%. Along with one top ten district in Estepona, Andalusia has five out of the top ten districts where asking prices have risen the most over the course of the pandemic. All of them are areas of interest to foreign Investors.

The latest data from the Association of Spanish Notaries also shows house prices rising in Andalusia faster than any other region of interest to foreign investors except the Balearics. Anecdotal evidence from lawyers and agents further supports the notion that the housing market on the Costa del Sol is enjoying a mini boom after the pandemic, perhaps even thanks to the pandemic.

The Balearics is another region where data from the Association of Spanish Notaries suggests house prices are rising strongly, but according to asking price data from Idealista, the Balearics only gets one district in the top 10, in the regional capital of Palma de Mallorca, up 30%.

According to Idealista, asking prices have not risen above pre-pandemic levels across the board, so what might have caused them to jump in certain areas like Marbella, but not others?

Estate agents tell me that, thanks to Covid, buyers are more interested than ever in areas that offer space and fresh air not far from cities and good transport links. A move away from city centers towards the coast would help explain why asking prices are falling in most parts of Barcelona, yet rising in resort towns like Marbella.

What's happening to the Spanish real estate market?
feb 11, 2021 | During this covid-19 pandemic, many are wondering what is happening to the Spanish real estate market. We think it was time to listen to realtors' experience and what they think about Spain's real estate market. We asked the following 3 questions to them. Of 105 brokers, 80 brokers responded.

1. Price picture; Falling or rising? Response; 80% say that the price picture is pretty still on good objects.
2. Do you think that sales will take place more via exclusive video screenings in the future? Response; Many are already selling via video views, and they believe that it will be a great complement in the future
3. Other interesting info. Response; Most people believe in a huge demand later this year, when people from all over Europe can start travelling and that prices will not go down but rather go up because there is already a great deal of interest from their customers in investing in a property.

Summary; The price picture is currently fairly stable except for the property owners who have to sell due to financial reasons. The problem with these discounted properties is that you may have to buy if you are interested soon. Later in the year when you can start travelling freely, most people think that prices will rise. Video shows we think will become more common along with other aids. The advantage of this is that you, as a customer, should be able to see the properties you are interested in and get a greater overview without being on-site.

An interesting study on the price picture of real estate in Spain after corona epidemic.
jun 4, 2020 | We have looked into the current progression of the Real Estate Market.
The answers we received were not clear. There are various types of different nationalities clients that the brokers/agents have. Those who have customers from different countries see no one and do not believe in a decline in the price situation or demand for real estate. The brokers who focus on a country, the type the Swedish market believes more in that prices are adjusted downwards.
Half of those surveyed believe that there will be an increase in the supply of real estate in the future, with an equal share experiencing a pent-up need to buy property in Spain. When asked how they think the price picture will look like, the realtors replied that they believe that new properties are either falling in price or that there is no major change. When it comes to real estate resale, most of the brokers believe that there will be a reduction in prices, with most expected to see a decrease in the price range 900 000 € and up. Only 7.1% of brokers believe that the price of real estate resale increases, and in the price ranges, € 100,000 - € 500,000.
